New Palm Beach County Real Estate website

This weekend I launched a new website replacing my Point2 site. It is one of RealEstateWebmasters new Limited Edition Custom websites. I am using my www.DaveAbernathy.com domain on this site and look forward to seeing how long before the lead capture systems built into the REW sites start to generate leads for me.
Over the past 5 years I have owned or worked with websites from Point2, Number1Expert, Advanced Access, AlaMode and a number of other real estate website developers. I have not found a website that is more effective than the REW sites. My recent testing compared their template websites with the new LEC (Limited Edition Custom) websites.
I will be posting as I start my targeting my efforts on this site. There are a number of competitors that have strong link farms in my market with literally hundreds of websites all interlinking. I will rely on the websites architecture, adding unique content and participating in social networks and active blogging about my efforts and the market that we serve.
It’s been too long since I worked on my own websites. I am glad to be back

Delray Beach & Highland Beach Waterfront Condos – Market Summary

Today a potential buyer was inquiring about the Delray Beach and Highland Beach Oceanfront Condo market. After creating a summary of the market conditions I emailed it to her. After I though about it for a while, I decided to share it with others interested in knowing what the past 6 months looks like for the Delray Beach & Highland Condo market place between the Intracoastal Waterway and the Atlantic Ocean.
Here is my summary:
Condominium properties on the market: 477 (as of 3/22/2008)
Prices range between: $215,000 to $5,780,000
Average list price is: $787,844
More specific to the $500,000 to $1,000,000 market that she inquired about:
Between $500,000 and $1,000 there are: 155 Condo units on the market
Prices range from $509,000 to $999,500
Average time on the market for properties in this price range is: 184 days
Since the first of the year (1/1/2008) there have been 7 properties sold in this price range
In the last 6 months (10/1/2008) there have been 20 units sold in this price range.
The average listing price for these 20 units was $641,325
The average purchase price to these 20 units was $576,532
The average discount between listing and purchase price on these 20 units was: ~ 11%

Singer Island Oceanfront Condos

Singer Island has had a number of new Oceanfront Condos developed over the past few years. Some of the newer building include the Resort at Singer Island, One Singer, Ocean’s Edge,and The Beachfront. Others are still under construction with the 2700 North Ocean being the next major development that will be ready shortly.

Jupiter Real Estate market – so many listings with no photos

Every now and then i come across something that simply amazes me. This weekend the suprise was how many $1,000,000+ properties are on the market that don’t even have a photo of the property. Even an Aerial photo of the area or a stock photo would be better than nothing!
While i was in the process of setting up my new Custom iDX display to help prospects find properties based on their preferred method I kept seeing listing after listing with no photos.
check out the listings in these exclusive Jupiter Florida communities;
Admirals Cove homes for sale – 1 of the 15 most expensive listings displayed on my website for this waterfront and golf course community does not even have a photo!
Jupiter Yacht Club Condos for sale – 3 of the 15 most expensive properties don’t have photos to promote the sellers property. Maybe the sellers are asking them not to actively market the property?
The Bears Club Golf Course homes for sale 3 of the 7 properties in this community where the property price ranges from $2,650,000 to $9,800,000 did not have a photo, including the $9,800,000 listing.
well – I guess we learn everyday that not everyone puts the same effort into marketing!

Juno Beach Oceanfront Condos

Another week spent working with a client looking at the Oceanfront condos in Juno Beach.
If you are looking to find a place in Paradise (Juno Beach FLorida) on or at the beachfront in Juno Beach you are looking at 3 major options. These options include the highrise condos, townhomes, and single family homes.
The best views are provided by the Oceanfront Condos. From North to South these condos include:

Juno Beach Ocean Royale – has two 13 floor buildings located just across Ocean Drive from the Atlantic Ocean. They are the newest condos in Juno Beach and are only a short walk from the beach and the Juno Beach Pier. The Surf – Juno By The Sea – The Surf is a 7 story building built in 1974. It is the first of the high rise condos south of the Loggerhead Park and the Juno Beach Marine Life Center. The Manor – Juno By The Sea – The Manor condo is across Ocean Drive from the Atlantic, but the higher floors enjoy great views. The building was built in 1976 and have an estimated 1200 sq feet in the 2 bedroom . 2 bathroom units. The prices have been close to the $500,000 price point. The Tower is the 12 story oceanfront condo built in 1973. These condos are also in the $500,000 price range. Many of the units in The Tower have been upgraded to include modern kitchens with Granite countertops and the latest appliances. Juno By The Sea – The first of the four Juno By The Sea Condos – this 5 story building was built in 1971. The have 2 bedrooms and 2 baths and are priced from $400,000 to $500,000 price range. The Horizon in Juno Beach is a 12 story Oceanfront condo built in 1981. These condos have either 2 or 3 bedrooms and the prices range from $500,000 to over the million dollar price point. The Oceanfront is a 12 story condo built in 1995. They are amoung the nicest units in Juno Beach. The building is set back from the Ocean so the views to the north and south are obstructed by the Horizon to the North and the Beachfront to the South. The Beachfront at Juno Beach is one of my favorite luxury condos in Juno. As a result of the Oceanfront condo being setback from the Ocean, the Beachfront has great views on the northern side of the building and the east units enjoy perhaps the finest condo views in Juno Beach. The Brigadoon condos are two buildings built in the 1970′s each building has 12 floors and are the largest of the older condos with between 1700 and 2048 sq feet in the 2 and 3 bedroom units. Juno Beach Ocean Club is another 12 story building built in 1982. It is located at the the intersection of Celestial Way and Ocean Drive just north of the Juno Beach City Hall and Police Dept.
